Whether you are a realtor, buyer, seller or closing attorney, you need to know Kure Dunes transaction fees and annual dues structure. We're happy that you are looking at our wonderful neighborhood or sad we are going to lose you as a neighbor. Whichever, please be aware of the points below.
- Transfer fee: The fee is a flat fee and covers administrative and legal costs for the HOA on a property transfer.
- Account status: Statement is provided about the status of the seller's HOA account, and any due amounts. This includes dues, fees, and fines.
- HOA Dues: Information about the current year HOA dues are given.
- Liens: State law and our covenants permit placing liens on properties who are in arrears on dues, fines, and fees. Status of any liens will be released to the closing agent.
- Keys and Parking Passes: During the closing process, house keys, pool/gazebo keys and parking passes should be collected by the closing attorney to give to the new owners. Parking passes can then be turn over to the Welcome Committee or any Board member to get their own personalized parking passes (2 per property only)
- Transfer a copy of ACC Guidelines - It is standard practice for closing that the Buyer be notified that this is a restrictive covenant community. We would hope that the closing attorney provide a printed copy of the current Kure Dunes ACC Guidelines, By-Laws, and restrictive Covenants. If this is not possible the buyer should be notified that those exist on our Website and are downloadable to the public.
