Dues, Fees, and Fines

HOA Annual Dues

  • Billed on an annual basis in mid to late December with a due date of January 1
  • Accounts are considered 30 days PAST DUE on February 1 with an added late fee of $50. If still unpaid by March 1 an additional late fee of $100 is added.
  • Homeowners with unpaid Dues and/or late fees will have Parking Pass, Pool and Clubhouse privileges withheld until the account is settled.

What is Covered

  • Utilities: A significant portion of HOA dues covers Water for the Pool, Clubhouse, and Restrooms at the Pool and Gazebo. It also covers Electricity for the Pool, Clubhouse and Gazebo Restrooms, and the Pond aeration system as well as trash removal for community property. 
  • Maintenance of Common Areas: General facilities maintenance as well as weekly pool cleaning, clubhouse cleaning, annual pond inspection, mowing of common areas, painting, plumbing, and similar.
  • Insurance: The HOA is required by state law to carry liability insurance for catastrophic loss of HOA common structures, theft of HOA furniture and fixtures, and HOA Directors and Officers.
  • Reserve Funds: Funding for planned and unplanned renovations to common buildings, pool, landscaping, pond dredging, and fencing. Included is a disaster reserve for the deductible portion of property damage and uninsured property.
  • Administrative Costs: Currently Kure Dunes does not use a Community Management Company - This is one of the ways our HOA Dues have been kept lower in comparison to other communities. Our normal administrative costs are typically printing, postage, accounting (annual audit), legal fees, keys and locks, parking hang tags, accounting software fees, and website hosting fees which are disclosed, but not itemized, under Administrative Costs in our Annual Report to Owners.

Other: Fines and Fees

  • By state law the HOA may impose FINES for covenant violations or FEES to cover replacement cost of lost keys and hang tags.
  • In rare situations, the HOA may levy a lien on the property for nonpayment of dues, fees, and/or fines. 
  • The HOA charges a transfer fee at the closing to cover accounting and legal activities related to change of property ownership. (See next topic)
